Why Deck Repair Beats Replacement More Often Than You Think
A lot of contractors quote the teardown because it is simpler to price and worth more. On a deck with a sound frame that is the wrong answer, and you can usually tell within twenty minutes of looking at it properly.
I price the repair against the rebuild and show you both numbers. Sometimes the rebuild genuinely is the better spend, and when it is I will say so. What I will not do is quote you a replacement without looking at whether the frame is worth keeping.

How much does a deck repair cost compared to a full rebuild?
Most of the money in a deck is the structure underneath. If the posts, footings and joists are solid, replacing the surface and the hardware brings the deck back for far less than a teardown. I price both and show you the two numbers side by side.
What causes most deck failures?
The ledger is the board bolted to the house, and if it was flashed badly or not at all, water has been running into your rim joist for years. It is the first thing I look at, and it is often the real reason a deck feels wrong.
Do soft boards mean the whole deck has to be replaced?
Surface boards take the weather first, so they fail first. Soft decking on a sound frame is a resurfacing job. Soft joists underneath are a different conversation, which is why the answer comes after going under the deck rather than before.
How soon can you start a deck repair?
Structural work can go ahead in most conditions, but anything involving fasteners into wet framing is better waiting a day. I would rather move a start date than build a repair into damp wood.
